The classic Chicago bungalow, with its raised front porch and flat rear addition, the ubiquitous two-flat and three-flat buildings lining neighborhood streets, and countless commercial structures across the metro all rely on flat roofing membranes to keep water out. These roofs face unique challenges that sloped roofs avoid: standing water after heavy rain, ponding from inadequate drainage, and thermal stress from direct sun exposure on large, unshaded surfaces.

TPO (thermoplastic polyolefin) is a single-ply membrane that offers excellent UV reflectivity and energy efficiency. EPDM (ethylene propylene diene monomer) is a rubber membrane valued for its flexibility in extreme cold, making it well-suited to Chicago winters. Modified bitumen is a multi-layer torch-applied or self-adhered system that provides redundant waterproofing and is the traditional choice for residential flat sections on bungalows and multi-unit buildings.

Among flat roofing options, TPO offers the best balance of cost and energy performance and has become the market leader for new installations. EPDM is the most proven system with a 50-year track record and lower material cost, but its dark color absorbs heat. Modified bitumen remains the preferred choice for smaller residential flat sections where its torch-applied installation creates the most reliable seams. For large commercial projects, we typically recommend TPO or EPDM based on the building's specific needs.
